Real estate a legal term that means a land along with something permanently fixed on it. Real estate is often considered same in meaning as real property or realty . According the language of law, the word “real” means relating to something as distinguished from a person . The term “real estate” is immense in meaning and is such an important topic that covers almost the entire world and every other person is concerned about it in one way or the other.

There are certain laws which govern real estate. To understand the laws, one has to have a clear idea about what real estate is and what it is all about . It is a legal term that refers to a land with something fixed on it which is called immovable property . The things which are attached to the property (such as light fixtures, pipes, drainage etc.) are also part of it but things not attached to it ( such as clothes, furniture etc) are considered as personal property .

Real estate law entails a few things like owning real property, the restrictions on owning a property , the common forms of property ownership and many other. Owning real property allows one the liberty to do what he / she wishes with the land apart from the things restricted in the real estate law. There are a few types of property ownership such as, sole ownership, joint tenancy, tenancy in the entirety, tenants in common and community property.

Sole ownership is where a person owns a property entirely by himself. Whereas tenants in common is the kind of owning where two people own the same property. In joint tenancy , two or more people can own the same property in equal shares. Tenancy in the entirety is a kind of joint tenancy where a property is equally owned by a couple. Meanwhile another form of joint tenancy is community property where a husband and a wife owns each half of the property . In the event of death , the decedent’s interest passes like it does in tenants in common.
